Grossfeld PAP (the joint venture of developers Promobe and Nextensa) is pleased to announce that the EMERALD building in the Cloche d'Or is fully let.

PWC will occupy the last two vacant floors of the building.

The EMERALD building, with a lettable area of 6,880 m², is now fully let to three triple-A tenants:

  • the law firm STIBBE, already present in the building*;
  • the accountancy firm INTERTRUST;
  • and the audit firm PWC.

The building is located on boulevard F. W. Raiffeisen, opposite the Cloche d'Or shopping centre. The building was designed by London architect ANDREW PHILLIPS, who used high-quality materials to achieve the building's aesthetic appeal.

The EMERALD building is BREEAM Excellent and WELL Gold certified.

It includes 40 parking spaces, 378 m² of archive space and 105 m² of multi-purpose space.

The 6,515 m² WHITE HOUSE building next door is also fully let to a single triple-A tenant: INTERTRUST.

The building was designed by V

ALENTINY architects. It will be handed over at the end of March 2024. The building will be fully let in March 2024. There will be 40 parking spaces, 158 m² of archive space and 170 m² of multi-purpose space.

Like EMERALD, The WHITE HOUSE is BREEAM Excellent and WELL Gold certified.

With regard to ESG provisions, both the White House and Emerald buildings have a CRREM and Taxonomy report. The CRREM methodology has enabled us to define the projected impact of the two buildings up to 2050, and a large proportion of the Taxonomy criteria have been validated.

The CRREM® - Carbon Risk Real Estate Monitor ****- is a method, which accelerates the decarbonisation and climate change resilience of the real estate sector in the EU. The method aims to integrate carbon efficiency into investment decisions by clearly assessing the financial risks associated with poor energy performance and quantifying the financial costs.

WHAT'S NEXT?

Building projects continue at the Cloche d'Or - Block E:

  • B&B HOTEL

The B&B hotel is currently under construction and will be delivered in June 2025. With a surface area of 4,500 m², it will offer 150 rooms. It is certified BREEAM*** Excellent. A 20-year lease has been signed with B&B Hotels 3*** superior.

The hotel will be located directly opposite PWC's Crystal Park offices on Rue Gerhard Mercator.

  • STAIRS

The STAIRS office building, designed by architects MORENO and with a surface area of 9,200 m², will be located on the corner of the F.W Raiffeisen and Kockelscheuer boulevards.

The building is BREEAM Outstanding and WELL Gold certified.

Planning permission has been obtained and construction work began at the beginning of this year.

  • THE ROCK

Right next to the STAIRS building, THE ROCK, with a surface area of 8,700 m², has also been designed by MORENO architects. It will be located on Boulevard Kockelscheuer. It has a BREEAM Outstanding and WELL Gold certification. Planning permission is currently being obtained.

  • AND THE RESIDENTIAL SECTOR?

The residential sector has not been left behind either. The 'Weierbach' development opposite Block E has achieved a sales rate of over 60% out of 185 flats on the market. This confirms the attractiveness of the area, despite the difficult economic climate. The project is currently under construction, with the first apartments due for delivery in Q4 2024.

Grossfeld PAP is continuing to develop the Cloche d'Or district by bringing housing units onto the market. New construction projects are also underway. In this tight market, we have reassuring arguments for our future investors, buyers and tenants, and we thank them for their confidence.

Accessibility

The buildings will benefit from easy access by car (motorway exit and P+R parking less than 5 minutes away) and excellent access to public transport. The upcoming arrival of the tramway with a stop within short walking distance will further increase the attractiveness of the area (Q2 2024).

Luxembourg

As the world leader in cross-border fund distribution, the second largest investment fund centre in the world and the largest in Europe, Luxembourg has benefited from the arrival of many major financial institutions, which contributes to the country's economic attractiveness.

Cloche d’Or District

This new district development brings together remarkable mixed architectural buildings and modern infrastructures: local shops (grocery shops, restaurants, etc.), a shopping centre, a medical centre, schools as well as a Kieser training centre and the largest park in Luxembourg (more than 12 ha), which has been delivered in June 2023. (EMERALD 16 on the map).

Currently, some 20,000 people live, study, work or play in this new district. And by 2030, there will be more than 30,000 people.

The Cloche d'Or district has been awarded DGNB Platinum* certification.

THE DEVELOPERS

Promobe is a major player in real estate development in the Grand Duchy of Luxembourg for over 20 years.

Nextensa is a mixed real estate investor and developer with activities focused on offices, retail and residential projects in the Grand Duchy of Luxembourg, Belgium and Austria.

*The building was delivered in September 2023.

**The DGNB system is based on the three core areas of sustainability, namely ecology, economy and socio-cultural issues, which are equally weighted in the assessment. The DGNB system assesses location as well as technical and procedural quality in a holistic approach. The performance of these qualities can be assessed by means of certification criteria. These are tailored to different types of use and can be applied to new buildings, existing buildings, renovations, and buildings in use.

***BREEAM (BRE Environmental Assessment Method) is a UK environmental certification scheme issued by the BRE (Building Research Establishment).

**** The CRREM defines decarbonisation objectives (pathways) in order to limit the global warming committed by the EU to the agreements reached in Paris.
